The short version

What SEO looks like for a Bayswater VIC business

SEO for a Bayswater VIC business comes down to three jobs: telling Google that you're in Bayswater, Victoria, 3153; being easy to find from Mountain Highway, Station Street or the station; and collecting reviews from nearby customers.

They live among houses, townhouses and industry: the 2021 Census counted 12,262 residents with a median age of 38, and one home in three was rented.

Which Bayswater?

Three Bayswaters, and one postcode that's yours

Search for the station from Melbourne and Google still offers "bayswater station to london victoria", plus the Tube. Even "bayswater library" suggests the WA branch, and a search for the industrial area pulls in the one in Perth.

Closer to home, Google pairs 3153 with Bayswater North as well. So write "Bayswater VIC 3153" on your profile, in your website footer and in directories, and if you serve both suburbs, say so. If it's the Perth suburb you need, our page on SEO in Bayswater WA covers it.

The level crossings are gone

Bayswater station is on the Belgrave line in Station Street, and the old level crossings at Mountain Highway and Scoresby Road are gone: both roads now cross on bridges over the cutting.

That rewrote local directions, because "past the boom gates" no longer means anything. People now search for station parking, the car park and the timetable, and even for a dentist by the station, so if you have parking, or you're a short walk from the platforms, say so in your profile and on your contact page.

Who lives here

Mandarin, Cantonese and a German thread

At the 2021 Census, 61.0% of Bayswater residents were born in Australia. Mandarin (6.6%) and Cantonese (4.0%) are both spoken at home at around three times the Victorian rate.

Then there is German, spoken at home by 1.7% of residents against 0.3% across Victoria. Elizabeth Street is home to the Temple Society, which runs a chapel, a hall and a German Language School in Bayswater and is holding its Oktoberfest on 24 October 2026, and to the Tabulam and Templer Homes for the Aged. If you serve Mandarin, Cantonese or German speakers, say so on your profile.

Where people shop

Two strips and two centres

Mountain Highway and Station Street are the main shopping strips. Mountain High Shopping Centre is off Macauley Place, Bayswater Library is on High Street, and the Bayswater Village post office is on Station Street.

People search inside the centres too: "mountain high shopping centre directory", "coles mountain high shopping centre" and even "shop 43 mountain high shopping centre". On the strips, suggestions for a dentist or a massage on Station Street show people searching by street and service together.

Parks and clubs

Two ovals, a train playground and a bike track

Bayswater Park, a short walk north-east of the station, has two ovals marked for football and cricket, cricket nets, a bike training area and the Bayswater Train Park playground.

Google's suggestions add the cricket club. Guy Turner Reserve is another local landmark. A cafe, physio or sports store near the park can name it in its directions, and backing a local club can earn a link from the club's website.

A suspended listing, leads shared with other tradies, and a shop number Google can't find

Three problems that hit travelling tradies and Mountain High shops alike.

Suspended

The listing vanished from Maps overnight

Google suspends profiles it thinks break its guidelines, and the email rarely says exactly why. Find the likely cause before you appeal: extra words in the business name, an address you don't operate from, or a second profile for the same business.

Fix it, then use the Business Profile appeals tool once, with evidence whose name and address match the profile, such as your business registration, a licence or a utility bill. Google's help page says to submit the evidence form within 60 minutes of opening it, and not to create a new profile while the appeal is under review.

Shared leads

You pay for a lead and other tradies ring the same person

Lead marketplaces often sell one job to several businesses, so speed and price decide who wins it. Work out your cost per job won: total spend divided by the jobs that actually went ahead.

Keep using leads if that number works, but build the enquiries that come only to you: a complete profile with the suburbs you serve, a page for each job you want more of, and reviews from customers in Bayswater, Boronia and Wantirna who found you directly.

Shopping centres

Customers can't find your shop inside the centre

People search Mountain High by shop number, so give them one. Google's guidelines let you put the street address in line 1 and the shop or suite number in line 2, and the pin should sit on the entrance nearest your shop.

Add a photo of the shopfront with the centre's signage behind it, and repeat the shop number and nearest entrance on your contact page.
